Corpus Christi apartment community, Tuscana Bay, needed a refresh of their apartment community photography including a few model unit interiors and exteriors. The exterior aesthetics of the community photographed exceptionally well, and the staff was amazing to work with. We had a conference call about two weeks prior to our photo shoot and discussed many of the items they wanted to be photographed and I outlined some of the important details they needed to ensure were taken care of by the time I showed up to photograph their apartments.

The morning of the shoot we were having partly cloudy weather conditions which caused some of the photos to lack the “fluffy cloud” sky that helps convey the right mood and feeling to potential tenants. Rather than attempting to postpone our shoot, I assured the client that sky replacements could be performed to keep the content imagery consistent.

Here are a few quick tips I recommend all of my apartment photography clients do before I show up:

  1. Close access to the pool(s) temporarily and straighten all of the pool furniture. Make sure loungers are lined up and backs are all set at the same height. Don’t overcrowd the pool deck area with furniture either.

  2. Get your landscaping in order. Add mulch to flower beds, trim dead or dying branches from trees, ensure the grass has been mowed and edged within 1 or 2 days before the photos

  3. Make sure your pool has been cleaned and netted.

  4. If you’re planning on some apartment community lifestyle photography, identify potential tenants who can ‘model’ for your photos and ensure they wear solid or lightly patterned clothing without logos suitable for the activity they are posing for.
